Riverside South has more townhomes than almost anywhere else we work,
and that changes the job in a way square footage doesn’t capture.
A three storey townhome is stairs. Ground level entry and garage, main
floor living, bedrooms above, sometimes a finished lower level as well.
Everything gets carried up and down, twice. Railings and spindles on
every flight, and the stairs themselves are the highest traffic surface
in the house. A 1,900 square foot town takes noticeably longer than a
1,900 square foot bungalow, and any quote that treats them the same is
going to run short somewhere.
The other thing is how new most of it is. Construction started in the
mid nineties and hasn’t stopped, with Urbandale, Richcraft, Cardel,
Claridge, eQ and HN all building here. That means a lot of homes still
under warranty, a lot of first cleans after possession, and finishes
that are current rather than dated. Newer usually means faster, with one
exception: the glass. Frameless shower enclosures are standard in these
builds and they show every water spot, so they get squeegeed and dried
rather than wiped.
With the Trillium Line running down to Limebank and Bowesville, a lot of
households here are two commuters and a tight schedule. That work runs
on reliability more than anything: same cleaner, same day, no chasing.
