Nepean has the widest mix of housing of anywhere we work. It was its own
city until 2001, and the central neighbourhoods filled in through the
sixties, seventies and eighties in very different shapes.
Craig Henry and Arlington Woods are detached and split-level homes from
that era, the kind with a half flight up to the bedrooms and a landing
that collects everything. Centrepointe was planned later and built
larger. Parkwood Hills and Bayshore are largely apartments and condos.
City View and Manordale sit somewhere in between.
That mix is why our condo pricing gets used more here than anywhere else
in Ottawa. Cleaning a two bedroom on the eighth floor is a genuinely
different job from a four bedroom in Centrepointe: parking, elevators,
loading in and out, and building rules about when we can be there. We
plan around all of that rather than treating it as a surprise on the
day.
Split levels deserve a mention of their own. Half flights of stairs, a
landing on every level, and railings everywhere. They take longer than
their square footage suggests, and any quote that treats a 1,600 square
foot split like a 1,600 square foot bungalow is going to be wrong.
