Vanier is the densest area we serve and the least suburban. Around
31,000 people and 17,000 homes packed into seven square kilometres, most
of it built before 1980, on small lots with narrow frontages.
The practical stuff comes first. Parking is a real consideration here in
a way it simply isn’t in Barrhaven. Many homes have no driveway, streets
are narrow, and some blocks are permit only. We sort that out when we
book rather than having a cleaner circling for fifteen minutes on your
time, and it’s one of the reasons we ask a few more questions about
access in this part of the city.
The housing is older and it’s tight. Smaller rooms, steeper and narrower
stairs, original hardwood, radiators rather than baseboards, and a lot of
homes that were divided into apartments somewhere along the way. Nothing
about that is difficult, but it is slower than an open plan main floor,
and a quote based on square footage alone will undercount it.
Vanier also has more rental turnover than anywhere else we work, so
move-in and move-out cleans are a bigger share of what we do here.
Whether you’re a tenant trying to leave a place properly or a landlord
turning a unit between leases, that’s a different job from a recurring
clean and we price it separately.
Newer builds are going up along the Vanier Parkway, and those are a
straightforward modern clean. The streets nearer the Rideau River have
larger single family homes again.
